Our home emergency cover for landlords can cover a wide array of critical situations beyond your control.

From a broken boiler to blocked pipes and from an infestation of mice to a power outage, here are the core areas that are included in your home emergency cover:

Heating failure

A boiler breaking down in the middle of winter needs to be fixed fast to keep your tenants warm.

Roof damage

If your property's roof is damaged and water is leaking in, getting everything patched up is a priority.

Power supply failure

Blackouts can have serious consequences for your tenants. This cover can help get your reconnected.

Plumbing and drainage

Blocked pipes and backed-up drains can lead to long-term problems in your property. Your cover can fix the issue fast.

Locks and glazing

Whether it's a broken key in the lock or smashed windows, you'll need to ensure that your tenants have access and the property is secure.

Vermin

What's not included in this cover?

Landlords' home emergency cover includes a range of features, but as with all policies, there are some limitations, which, for example, include:

  • Emergencies in the first 14 days of cover are not included, unless you already had home emergency cover immediately before the start date of this policy
  • Up to £300 is available for temporary accommodation for your tenants
  • Once an insured emergency is registered, a certified contractor will attend your property within 24 hours, however, extreme weather conditions and remote locations may extend response time. For tenants in vulnerable situations, a certified contractor will aim attend your property within 4 hours
  • The pests covered under this policy include rats, mice, squirrels, wasps or hornets

How to make a landlords' home emergency claim

You notify

If you're covered by landlords' home emergency insurance and you have an eligible emergency, you should call the 24/7 emergency hotline. You can find this number signposted in your policy documents.

When you make the call, remember to have as much information to hand as you can, including the address and postcode of the property at hand, your policy number and details of the issue.

You'll be advised on any action you need to take to make your property safe or to prevent further damage.

A contractor will get on the case

Once your insured emergency is registered, a certified tradesperson will attend your property within 24 hours. For tenants in vulnerable situations, a certified contractor will aim attend your property within 4 hours. The authorised tradesperson will contact you directly to arrange a suitable appointment time.

Please note that extreme weather conditions and remote locations may extend the response time.

Your claim is logged

Your claim will be taken care of with the authorised tradesperson and you'll be kept updated on progress.

Sometimes, for example, if a suitable tradesperson isn't available in your area or can't assist you quickly enough, you may be advised that your claim will be settled on a reimbursement basis.

In cases like these, you'll be asked to arrange your own assistance locally and you'll get paid you back for all costs incurred (up to the policy cover limits).

If this happens, it's important that you get itemised receipts or invoices for the work carried out, as per your policy documents, so that you can be reimbursed quickly.

Can I get landlords' home emergency cover for commercial properties?

Landords' home emergency cover is limited to landlords with one or more residential properties and is not available to commercial landlords.

Do I have to get home emergency cover?

Home emergency cover is not complusory and is an optional additional cover as part of your residential landlord insurance.

Without home emergency cover, however, you may have to arrange your own contractors, at your own expense, to make urgent repairs to your property in the event of an emergency.

What's the difference between home emergency cover and landlord's insurance?

Home emergency cover is an additional cover that you can add to your main landlords' insurance policy.

Our landlord's insurance provides protection against a range of risks that you might face as a property owner. This includes:

  • Buildings cover: which can pay to repair or rebuild your property in the event that the structure of the building is damaged.
  • Fixtures and fittings cover: which can pay to repair or replace damaged internal fixtures such as the lighting, plumbing and heating.
  • Property owners' liability: which can pay your legal and compensation costs in the event that someone makes a claim against you in relation to your property.

Home emergency cover can provide added protection by ensuring that in the event of a sudden emergency, your property will be made safe and your tenants found accommodation.

Can I add landlords' home emergency cover for multiple properties?

Yes, if you are insuring multiple properties in one policy and choose to add landlords' home emergency cover to you policy, then it will apply to all the properties in your portfolio.

You are not able to choose to add this additional cover to some, but not all, of your properties.

What if I need to make changes to my policy?

You can make changes to your policy, without any additional fees or penalties, at any time.
