What does insurance for a block of flats cover?
There are two core covers included with landlord insurance bought through Superscript: property damage and property owners’ liability.
Property damage, including fixtures, fittings and contents
Property damage can cover your building, landlord’s fixtures and fittings and contents if they're damaged by something included in your policy.
This includes damage caused by things like:
- Fire, lightning or an explosion
- Storms or floods
- Water leaking from pipes, tanks or drains
- Someone breaking in or trying to break in
- Someone deliberately damaging the property
- Riots
- Vehicles or animals hitting the property
This policy can also include more than the main building. It can include things such as landlord’s contents, fixtures and fittings, fixed glass, as well as fences, pipes and cables and certain outside structures.
You can also choose to include accidental damage and subsidence, ground heave or landslip – where the ground beneath or around the building moves.
Property owners’ liability
If a tenant, visitor or someone else is accidentally injured, or their property is damaged, and you’re responsible as the property owner, property owners’ liability can cover the compensation and legal costs you have to pay.
The maximum amount covered is shown in your policy schedule.
What optional covers can I add?
You can also add extra cover, depending on your requirements, property and tenants.
Loss of rent insurance
If damage covered by your policy means you lose rental income, loss of rent can cover that missing income.
You can choose how long you want this cover to last, with options of between one and five years.
This doesn’t cover rent because a tenant stops paying you. If you'd like cover for rent if a tenant stops paying, choose rent guarantee insurance below.
Legal protection and rent guarantee
Add landlords' legal protection and rent guarantee to help cover your legal costs linked to repossessions, recover unpaid rent and help protect your income if your tenant stops paying their rent.
Employers' liability
If you employ someone and they're injured or die while working for you, employers’ liability insurance can cover compensation and legal costs you're responsible for paying.
You can add up to £10 million for any one claim, subject to the policy terms and exclusions.
Terrorism
You can add terrorism for damage or loss to your insured property caused by an act of terrorism. It can also cover rental income you lose as a result.
Landlords’ home emergency cover
Add landlords’ home emergency cover to your residential landlord insurance for support when something urgent happens at your rental property.
It can help with emergency call-outs, temporary repairs and tenant accommodation after sudden problems like boiler breakdowns, plumbing failures, power issues, roof leaks or pest infestations.
You can’t add this cover online just yet, but our Customer Success Team can help. Give us a call on 0330 058 3473 or email hello@gosuperscript.com, and we’ll get you sorted.
What isn't covered by blocks of flats insurance?

- Poor workmanship or faulty materials: Damage caused by faulty design, poor workmanship or faulty materials isn't covered

What our expert says
Martyn Hall, Senior Underwriting Lead “With a block of flats, we need to understand the building as a whole — including how it’s built, how many flats it contains and how they’re occupied. Getting those details right helps us understand the risk and the building you want to insure.”
Blocks of flats insurance claims examples
Water damage affects your building
A pipe leaks and causes damage to your insured building. Property damage can cover the cost of repairing damage caused by leaking water, subject to the terms, limits and exclusions of your policy.
Damage means you lose rent
A fire damages part of your insured building, and you lose rental income as a result. If you've added loss of rent, it can cover the rental income you lose following damage covered by your policy, for the period you've selected.
Someone is injured at the building
Someone is accidentally injured at your insured property, and you're responsible as the property owner. Property owners’ liability can cover the compensation and legal costs you have to pay, up to the maximum amount shown in your policy schedule.

Blocks of flats insurance FAQs
What does blocks of flats insurance cover?
Landlord insurance bought through Superscript includes property damage and property owners’ liability as core covers.
Property damage can cover the building, landlord’s fixtures and fittings and landlord’s contents if they're damaged by something covered by the policy.
Property owners’ liability can cover compensation and legal costs if someone is accidentally injured, or their property is damaged, and you're responsible as the property owner.
You can also add a selection of optional covers, including loss of rent, employers’ liability, terrorism insurance, home emergency cover, legal protection and rent guarantee.
How many flats can I insure in one block?
There's no set limit on the number of flats in a block. Instead, your cover looks at the building itself, which can be up to seven storeys.
This includes purpose-built blocks of flats and buildings that have been converted into flats. There are some exclusions, such as converted mills, listed buildings or mansion blocks.
Whether purpose-built or converted, block of flats insurance bought through Superscript can cover certain building damage costs, plus costs you may have to pay if someone is injured or their property is damaged and you're responsible.
To see if your building is covered, start your quote.
Can I insure an individual flat?
Yes. You can insure an individual leasehold flat in a building up to seven storeys. There are some criteria you’ll need to check, however, including that it isn't in a mansion block. You can cover the flat itself or choose contents-only cover.
Does blocks of flats insurance cover communal areas?
Property damage can cover parts of the insured building you're responsible for, including parts of the property outside the main building, such as walls, gates, fences, car parks, paths, security cameras and lights, when they're damaged by something covered by your policy.
If someone is accidentally injured at the property and you're responsible, your property owners’ liability cover can help pay the compensation and legal costs you're responsible for. Terms, limits and exclusions apply.
Are fixtures and fittings covered?
Yes. Property damage can cover fixtures and fittings that belong to you as the landlord, as well as the building and your landlord’s contents, if they're damaged by something covered by the policy.
Can I cover lost rent from my flats?
You can add loss of rent. It can cover rental income you lose following damage covered by your policy and certain other specified events.
It isn't general cover for rent a tenant simply doesn't pay.
Can I insure multiple properties?
Yes. You can insure up to 10 residential properties when you buy your cover online.
When you insure multiple residential properties online, you could save up to 17.5% on your premiums. Your savings depend on the number and type of properties you insure.
What happens if some of the flats are empty?
When you take out your policy, your block needs to be fully occupied or due to be occupied within 45 days.
If flats become empty later, you may still be able to keep them covered, but different rules apply. If more than 25% of the flats are classed as unoccupied, you'll need to let us know. Some types of damage won't be covered, and there are extra things you'll need to do while they're empty.
Check your policy documents for the full details.
