Landlord insurance for HMOs
Renting out a property to several tenants comes with its own set of risks. Speak to our team, and we'll help you explore the cover options available.
What is landlord insurance for HMO properties?
HMO landlord insurance is designed for landlords who rent properties to multiple tenants under separate tenancy agreements — houses in multiple occupation (HMOs).
In general, an HMO is a property rented by three or more people from different households who share communal facilities like a kitchen and bathroom. Because this set-up is different to other residential rental properties, HMOs often come with different risks compared to standard buy-to-let properties.
To rent out an HMO, and to make sure your insurance remains valid, you’ll usually need a licence from your local authority. The licensing requirements differ across England, Scotland, Wales and Northern Ireland, so check with your local authority for the most up-to-date information.

What can HMO landlord insurance cover?
HMO landlord insurance can help with a range of risks that come with renting out a property to multiple tenants.
Depending on your insurer and policy, cover could include:
- Buildings insurance: Can help pay to repair or rebuild your property if it's damaged by events such as fire, storms or flooding
- Property owners' liability insurance: Can help with legal costs and compensation if someone is injured or their property is damaged and you're found responsible
- Loss of rent insurance: Can help replace lost rental income if an insured event leaves your property unfit for tenants to live in
- Landlord contents insurance: Can cover furniture, appliances and other items you own and provide for your tenants
- Accidental damage cover: May help with the cost of repairing unexpected damage to your property or landlord-owned contents
Not every insurer offers the same cover. Some types of cover may be optional, and policies can have different limits and exclusions.
Our team can talk you through your options and look for suitable insurance from the insurers we work with. Get in touch with one of our friendly Customer Team by calling 0330 058 3473 or emailing hello@gosuperscript.com.
Who is HMO landlord insurance for?
HMO landlord insurance is designed for landlords who rent out properties to several tenants who aren't all part of the same household.
This could include landlords with:
- Shared houses: Properties where unrelated tenants rent individual rooms and share communal areas
- Professional house shares: Properties rented to working professionals who live together but form separate households
- Multiple HMOs: Landlords who own and rent out more than one shared property
Not every shared property is classed as an HMO, and the rules can vary depending on where your property is located. It's worth checking with your local authority how your property is classified before looking for insurance.
